The Las Vegas real estate market continues to level off in terms of home price appreciation. We are noticing many similarities between the Las Vegas market and the Orange County markets. Sellers are continuing to reduce the price of their homes to accomodate the leveling off effect that currently exists in both markets.

The rental situation seems to be impoving---some residents are being forced out of their conversion complexes and are foced to find housing elsewhere. Others simply cannot afford the average cost of a home in Las Vegas---now topping $301,000.

The next few months will be very interesting and should offer opportunities for "bottom fishers" and investors.

The Las Vegas market is starting to show signs of improvement. We are noticing that investors are beginning to jump back into this market, as there are many properties that have hit "rock bottom". There are plenty of investor deals for the taking. We are setting up a secondary investor list of all properties below market with tenants already in place with a minimum of 6 month leases. The Las Vegas real estate market has slowed down, but isn't out yet---some factors include investors still looking to "flip" properties for quick $$$. We're starting to see a little less of this type of activity, perhaps in part because the holidays are upon us. Inventory of available single family homes are still on the rise.

Luxury homes are taking much longer to sell and we are noticing more dramatic price decreases and realtor incentives to entice buyers. Over the next 1-3 months, there will be plenty of investment opportunities for getting in on the "ground floor" again. Pulte homes seems to have bottomed out on their pricing. We expect to see an improvement with market conditions by the early part of next year---
