The Las Vegas real estate market has undergone some rather drastic changes over the past 2 months. Our team of professionals have been very busy, however our focus has changed to include more owner occupied clients and bottom fishing investors. Let me explain--The Las Vegas real estate market started it's exponential climb back around September of 2003. At that time, the demand for housing was so strong, that waiting lists were commonplace. New home builders placed deed restrictions in an effort to discourage investors from entering the marketplace and artificially inflating prices skyward.
January 2005-March 2005 were slow months (they are so historically speaking). Builders started offering wonderful incentives for agents to bring buyers to their new home tracts. With the return of "normalcy" in the marketplace, buyers now have more selection and better pricing.
Buyers who were misguided last year or simply bought at the wrong time are now forced to sell their homes---
The good news for new investors is that there are some fantastic opportunities to purchase properties that are below "market value". New home builders are offering enticing 5% commissions to agents who furnish a buyer. What is not being addressed are the Las Vegas investors and people who need to sell that are in direct competition with the new home builders that are cost cutting in an effort to compete and in some instances crush the resale market.
We do not believe that this doomsday scenario is upon us, however we at Bid4Agents.com wish to capitalize on the new (and what we think is much improved and realistic) market.
