The Las Vegas real estate market has slowed down, but isn't out yet---some factors include investors still looking to "flip" properties for quick $$$. We're starting to see a little less of this type of activity, perhaps in part because the holidays are upon us. Inventory of available single family homes are still on the rise.

Luxury homes are taking much longer to sell and we are noticing more dramatic price decreases and realtor incentives to entice buyers. Over the next 1-3 months, there will be plenty of investment opportunities for getting in on the "ground floor" again. Pulte homes seems to have bottomed out on their pricing. We expect to see an improvement with market conditions by the early part of next year---
